Kellswater Commons

Property Overview

Kellswater Commons is a master-planned development containing approximately 108 acres along the new Kannapolis Parkway (I-85 Exit 54) in rapidly growing Kannapolis, NC, just northeast of Charlotte. The site is strategically located at the signalized intersection of the Kannapolis Parkway and Rogers Lake Rd.

These major arterials join at Kellswater Commons, which will serve as the main commercial node for the area offering a combination of retail, office and multifamily uses. The site is tied internally to the adjacent, award-winning Kellswater Bridge residential development that will include approximately 600 homes ranging from $200,000 to $800,000 in a fiber-to-the-home, traditional neighborhood community. Kellswater Commons’ attractiveness is further enhanced by its close proximity to the North Carolina Research Campus in downtown Kannapolis. This biotechnology research campus is a major economic development project that is transforming the landscape of downtown Kannapolis with the construction of new facilities estimated at approximately $1.5 billion.
